Russians are trying to get rid of Crimean real estate. Sales drop by 70%

Sales of residential real estate in the russian-annexed Crimea fell by 72% over the year, and the cost per square meter fell by 29% during the war. This is reported by Radio Liberty.

It is noted that the russians, who have been actively investing in the occupied peninsula in recent years, abruptly stopped doing so after the start of the russian invasion of Ukraine. Many owners of apartments near the sea will obviously have to say goodbye to their property after the de-occupation of the region.

According to the Idem consulting company, in June 2022, residential real estate sales in the Crimea decreased by 52% compared to January 2022 and by 72% compared to June 2021.

After the russian authorities announced partial mobilization, there was an explosion on the bridge across the Kerch Strait, and the Armed Forces of Ukraine liberated Kherson, apartment sales practically stopped in the fall, and prices went down sharply. Moreover, if the price reduction in ads fluctuates in the range of 1.5-2%, during transactions, sellers actually come down up to 20% of the declared value in order to get rid of the Crimean property as soon as possible, the discount can reach 50%.

According to statistics from the Restate digital platform, the average price per square meter in Sevastopol new buildings fell from 207.3 thousand rubles in May 2022 to 147.5 thousand rubles in December (minus 29%).

According to the calculations of Permanent Representative of the President of Ukraine in the Autonomous Republic of Crimea Tamila Tasheva, up to 800 thousands russians illegally moved to the Crimea during the years of occupation. But with the outbreak of the war and the closure of the airport in Simferopol, the number of people wishing to move to the peninsula decreased markedly. As Crimea became less and less safe, interest in local real estate waned even more.

The russians are afraid to get involved with the Crimean real estate also because the jurisdiction of the peninsula may change in the coming months. In this case, most of the owners who came from the mainland will simply lose their apartments, - the message says.

As reported, after the de-occupation of Crimea, citizens of the russian federation will be legally expelled from the peninsula.
